Terms & Conditions

Last updated: October 2026

1. Who we are

These terms apply to the handymantom.ie website and to all work carried out by Handyman Tom, a trading name of FMS Exceptional Maintenance Limited, registered in Ireland (CRO 644629, VAT IE3599799DH), registered office 80 Newtown View, Marsh Road, Drogheda, Co. Louth, A92 NV9F ("we", "us"). "You" means the customer. Nothing in these terms affects your statutory rights as a consumer.

2. Your quote and our agreement

Every job is based on a quote, given in writing (WhatsApp or email counts) for anything beyond a small job. The quote together with these terms is our whole agreement; if the two differ, the quote wins. A quote is valid for 14 days and covers only the work described in it. It is based on what we could see and the information you gave us at the time.

3. What is included

Only the work and materials written in your quote are included. Anything not listed is not included and will be priced separately if you want it. If something in the quote is unclear, please ask before you accept it.

The finish you can expect depends on the condition of the existing surfaces and the preparation included in your quote.

4. Fixed-price jobs and leftover materials

Where we quote a fixed price for the complete job (labour and materials together), you are paying for the finished result, not for a set quantity of materials. We order materials with a normal allowance for cutting, waste and pattern matching, and any surplus, offcuts and returns remain ours. If you want to keep spare materials for future repairs, tell us before the job starts and we will include and price them in your quote.

Where materials are charged to you separately at cost, the surplus belongs to you and we leave it with you, or credit you for returns, as you prefer.

5. Small jobs and minimum charge

Our minimum charge is €150 incl. VAT. It covers labour for up to 2 hours on site, including travel within our area. Materials and parts are not included. If a job turns out bigger than expected, we stop, tell you and agree a price before going further.

6. Changes and extra work

Any change you ask for, or extra work that becomes necessary, is agreed and priced before we do it and confirmed in writing. Changes can affect the price and the finish date.

7. Hidden problems

Old houses hide things. If we find a problem that wasn't visible when we quoted (for example rot, damp, leaks, faulty wiring or pipework, weak walls or floors, asbestos), we stop that part of the work, show you and agree how to proceed and at what price. We are not responsible for defects that existed before we started, and you agree to pay for the extra work needed to deal with them if you ask us to go ahead.

8. Materials

9. Your part

10. Payment

Small jobs are paid on completion, on the day. For larger jobs, any deposit and the payment schedule are set out in your quote; invoices are due within 7 days. Payment is by bank transfer. We never ask for card or bank login details by WhatsApp or email. If a payment is late we may pause the work until it is made, and any extra costs this causes are payable by you.

11. Your right to cancel

If you accepted our quote at your home or remotely (phone, WhatsApp, email), the law gives you 14 days to cancel without giving a reason. To cancel, tell us clearly in writing within that time.

After the cancellation period, if you cancel the work we keep the deposit, or charge you, to cover work already done, materials ordered and our reasonable costs of the booked time.

12. Rescheduling

If you need to move a booked date, please give us at least 7 days' notice. Shorter notice may mean a later start date, and costs we can't recover (such as a booked skip or hired equipment) are payable.

13. Delays

We give realistic dates and keep you updated, but we are not responsible for delays outside our control, such as weather, supplier or delivery delays, illness, or hidden problems found during the work.

14. Mess, dust and existing finishes

We protect your home and clean up after ourselves. Some dust and noise is unavoidable. Removing old fittings, tiles or units can mark nearby paint, plaster or finishes that were not part of the job; we will point this out beforehand where we can, and making those good is extra unless included in your quote. Waste removal is included only if it is in your quote.

15. Snagging and our guarantee

Please check the work when it is finished and tell us about anything that isn't right within 7 days, and we'll put it right. Our workmanship is then guaranteed for 12 months from completion. Product and appliance warranties come from the manufacturer and we pass them on to you.

The guarantee applies once the job is paid in full, and does not cover: normal wear and tear; misuse or lack of normal maintenance (for example resealing silicone or grout); natural movement, settlement, shrinkage or condensation; existing defects in the building; customer-supplied materials; or work that has been altered or repaired by someone else. If you think something is wrong, contact us first and give us a fair chance to fix it.

16. Insurance and liability

We carry public liability insurance and take reasonable care in your home. We are not liable for losses we could not reasonably have foreseen, or for business losses. Nothing in these terms limits our liability for death or personal injury caused by our negligence, or where the law does not allow it to be limited.

17. Photos of our work

We may take photos of the work for our records and to show on our website and social media. We never show your address, your name or people in your home. If you'd rather we didn't use photos of your job, just tell us.

18. Safety and conduct

We may stop work if the site becomes unsafe, or if we or our team are treated in an abusive or threatening way. We may use trusted subcontractors for specialist work; we remain responsible for their work.

19. Complaints

If you're not happy, tell us at info@handymantom.ie or 089 229 9954 and we'll respond within 7 days. We'll always try to sort it out directly first.

20. General

If any part of these terms is found to be unenforceable, the rest still applies. These terms are governed by the laws of Ireland and the Irish courts have jurisdiction.
